The standard management service offered by DALÍ Serveis Immobiliaris is designed to provide homeowners’ associations with close, rigorous and transparent administration.
Our aim is to ensure accurate financial and administrative control, together with efficient management of maintenance, incidents, repairs and works required in each community. This service is supported by a professional team that advises the President and the owners on any matters that may arise in the day-to-day management of the property.
The service includes the preparation of the annual budget, the annual settlement of income and expenses, the allocation of fees, balance control, receipt management, monitoring of outstanding payments and payment of the community’s financial obligations, such as utilities, maintenance services, invoices, unforeseen expenses and other authorised costs.
We also handle the regular presentation of account statements, with quarterly reports published through the online office, as well as the reading and billing of heating, hot water and cold water consumption when applicable.
In terms of administrative and community management, we prepare meeting notices, attend general meetings, draft the minutes and follow up on the resolutions adopted. We also manage payroll and CASS social security procedures for staff employed by the community when required.
Regarding property maintenance, we coordinate incidents, insurance claims, repairs and works, always with the prior approval of the Community President when applicable. We also provide telephone and in-person assistance for queries, advice and follow-up on any matter related to the community.
In addition, owners have access to the 24-hour online office and to the owners’ app, available for iOS and Android, where they can consult documents, accounts, contracts, communications, incidents and other content related to their community.
